Desapex provides Integrated Building Management System (IBMS) and smart building design services that connect building systems, operational data and digital technologies into a unified, intelligent infrastructure.
We design integrated solutions for HVAC, electrical systems, lighting, energy metering, fire alarm, security, access control, utilities and IoT-enabled devices, enabling building owners and facility teams to monitor, control and optimize performance from a centralized platform. Our approach combines MEPF engineering, BMS design, BIM, building automation, energy management and digital asset strategies to create smart buildings that are efficient, interoperable, scalable and ready for future technologies.
From commercial buildings and corporate real estate to data centers, healthcare facilities, airports, industrial buildings and mixed-use developments, Desapex helps clients move beyond standalone building systems toward a connected and data-driven built environment.
What is IBMS & Smart Building Design?
An Integrated Building Management System (IBMS) connects multiple building services and control systems through a common architecture so they can be monitored, analyzed and managed as one environment.
Unlike a standalone BMS that may primarily control individual building services, an IBMS strategy can integrate building automation, HVAC controls, lighting, power monitoring, smart meters, fire and life safety interfaces, security, access control, IoT sensors and energy-management systems.
The result is a smart building in which operational data can support energy optimization, fault identification, occupant comfort, security, maintenance planning and informed facility-management decisions.
Vårt digitala arbetssätt
Define the Smart Building Strategy
We begin with the building's operational objectives, user requirements, energy goals and future expansion needs. This establishes the required systems, data points, integrations, control philosophy and performance outcomes before technology selection begins.
Design an Open & Integrated Architecture
We develop a scalable IBMS architecture connecting HVAC, lighting, power, metering, security, fire and other building systems using interoperable communication standards such as BACnet, Modbus, KNX, LonWorks and RS-485 where appropriate. These protocols are also identified in Desapex's existing IBMS service material.
BIM-Led Multidisciplinary Coordination
IBMS and BMS requirements are coordinated digitally with MEPF, architecture and other building services, helping identify interfaces, equipment requirements and spatial conflicts before construction. Desapex's broader MEPF approach already emphasizes BIM-led coordination and integrated engineering.
Connect Data for Intelligent Operations
We structure points, meters, sensors and operational data so building performance can be visualized through dashboards, alarms, trends and analytics. This enables centralized monitoring and provides the digital foundation for energy management and future digital twin integration
Design for Lifecycle Performance
Smart building design should continue delivering value after handover. We consider scalability, maintainability, interoperability, analytics and future technology adoption so the IBMS can evolve with changing operational requirements rather than becoming a closed, isolated system
