Problem Statement from the Client

  • The client is a Spanish multinational retail clothing chain that was undertaking the expansion of its existing top-performing store at New Delhi. There were multiple difficulties in developing the design with respect to existing slanted beams & uneven slab structure of the building, for which there was no accurate built information.
  • For another upcoming new store at Bengaluru, there was no clarity on what level of modifications was needed to the existing building partitions to achieve the code compliance requirements for the store. Accurate as-built drawings with dimension details were required for the escalator, staircase & Lift areas as the available built information was outdated and inaccurate.
  • For an existing store of the same client in Mumbai, there was a requirement of modification of the store facade & its exterior, for which elevation plans & detailed information drawings for facade panels, and mullions were required for the facade alteration planning.

  • Development of As Built BIM Models & Drawings using Laser Scanning Technology.
  • Provide Site Visit Report & the 360-degree Trueview Site Walkthrough Files enabling clients to virtually walk around the interior and exterior of the building, and easily navigate to a specific location, to see what it would look like or to take measurements.

Project Timeline

We had set a 08 working days schedule for each store which was on an avg. 30,000 Sqft. each. 01 Day for the Site Survey team to visit site and conduct Laser Scanning & further 7 days to submit all the deliverables including Site Visit Report, Trueview Site walkthrough Data & the as Built BIM models & Drawings.

Key Challenges & How we solved the problem

  • Few areas at the site were of double height, capturing the existing condition at the high level with the regular tripod & C-stand was impossible, where we used the uplift gears to raise the laser scanners and the scanning was carried out successfully capturing all the required details.
  • As the Client team were new to the softwares, and had earlier practiced manual methods for as built documentations, it was difficult for them to navigate through the BIM Models and the trueview site walkthrough files. We conducted multiple workshops and provided manuals with software instructions which made them familiar with the softwares.
  • As the developments at site were in progress, there were multiple changes happening post the scanning process, it had resulted in mismatch of the captured data, for which we conducted re-scanning on those particular highlighted areas and the as-built deliverables were updated as per the new changes, following the change management process.

Outcome or how the client got benefitted

  • With the accurate as-built information, required modifications were proposed to the landlord, and code compliance requirements were planned accordingly & achieved.
  • As-built drawings generated by laser scanning helped the store interior designers to create accurate space plans and layouts that take into account the exact dimensions and features of the existing space. This also helped them to maximize the use of available space and create functional and efficient design layouts.
  • Accurate asbuilts helped reduce and minimize surprises during the construction phase since the fit-out design was done considering accurate site information
  • With the true view site walkthrough files they could have a clear and precise representation of the store's physical features, and the 3D BIM models helped them to easily visualize design concepts and test out different design options that are both aesthetically pleasing and functional.
